What does shared background mean? Shared
vision. Common goal. Shared between Zanzibar and the students.
Add to the conclusions “way forward”.
Advantages and disadvantages of the
different scenarios. It’s very up to date, as the president just is to make a
deal with somebody to reclaim the whole area.
Politicians think it’s easier to reclaim
land instead of developing Ng’ambo, but the reason is they do not want to deal
with the socio-economic challenges that are included in the situation where we
have existing inhabitants. It’s complex regarding timing and from the social

there are monetary numbers that can illustrate the different scenarios.

and Andrea: Green network creating connections
Intersections, new small nodes.
You have to be rally good in marketing for
urban planning. You have to market your ideas for the politicians. Nodes are
important, as you can make them to market places. It’s good to offer the nodes
to business people. Green alone does not work, but combined with money opportunities,
it might work!
Good to link the project to the green
corridor as it’s already accepted and done with the Green Corridor.
Mobility is a world bank trend word. Good
to use. Linking the green networking with mobility.
We can sell this to the world bank!
We want to have a transformative impact (also
an important trend word) for everybody, all inhabitants.
Your examples were good, but be more aggressive
in your design. Do things, you don’t have to be so humble. Make good quality
design. I would replace the things that are there now with good durable design.
To show the new Zanzibar.
Who owns the buildings that you say you are
removing? How are you going to solve that? You have to propose the solutions
for the families that you remove. Otherwise it will be very difficult. The guy
who has a shop needs to get a shop to continue his business. You need to find
funds to buy the houses and then fund the construction. But it’s more
expensive, if you are not offering the people something instead.
Explain the essential pulling and pushing
effect. Put flesh on that diagram.
Three options: build on public land, use an
existing public building, or build on a place where there are existing
buildings. In the last case you will need to propose a solution that is feasible.
If you cannot realize the idea, it is not worthwhile, however beautiful it is.
You have to focus on skills training and
business, as part of the community center. You have to emphasize that part.
I am very sensitive on where you put women.
You have to be careful on how you place the women. We need to include the
women, not exclude them. You have to give them the possibility to be in public.
If they want to be in public they can. There is a transition between what is
now and how it will be in the future. Don’t fall into a pit where you hide the
women, it has to enable. The barazas are shared by time. Some times of the day
the women use some spaces different times of the day the same space is used by
Your analyses is strong. How do you look at
the city. The idea of the different levels of community centers. The site is
The site belongs to Zanzibar Social
Security Fund. There is room to negotiate. If we come up with a new program
which is doable. Today there are many kiosques, as they want return. Who don’t
put the kiosques together to give more to the public. To win, it has to be more
public. They need to gain more in term of the community. They will need to do
some business as well. Commercial needed and then you give more. ZSSF needs to
cover their account.
There is a very famous singer in Zanzibar. Zitibinti
Sadie’s grave is right in the corner of the site.
Very sensitive small things. You have a
possibility of doing small things and this has an impact. I think you need to
combine this with the green network. Small things give the hope that also big
things can be changed. You can follow the trays of sitting, as a tourist. You
can make a pathway of different sitting positions. Like sculptures.
Light is very important aspect of the
lights. We also have 12 hours of darkness. Lighting is interesting and
delicate. Difference between lighting and illumination. In the North you are
stronger for designing lighting. It is an aspect you need to deal with both
Talisa and the green corridor.
Rules as tools
This is one of the most essential things.
It’s something that makes me suffer. I’m the one who issue permits. But it is
too much power without clear regulations. It’s very complicated to do
regulations for Ng’ambo, compared to a new site. You need to have a general
inspired with best practices. Unesco area. Guideline for development of
historical town. You want to keep the morphology of the town. Also inspired of
Stone town. The situation needs to go through things case by case. We still
need to let people build. A new system that was introduced 3 years ago
functions now. We need a tool. We do not have any specific ways to structure
the apartment. Zanzibar will become a small Dubai. I wish we would go in the
direction of Tokyo instead.
and Tina: Flood resilience housing
It’s a good invention. It’s good to invent.
There are some buildings from the 60th that are on pillars. It’s
good that you use the space underneath the building. You should design a cluster
of three four buildings. You need to think about the cluster, so that it’s not
like an odd animal.
You should link your design with Andreas’
rules. The space underneath the houses should not be no-ones land, somebody
needs to have responsibility. If it is planned as a garden, the city can take
care of it. The management has to be shared.
You are putting the impossibility to
possibility. The idea of clustering might be the best solution. I see the
possibility. We can find crazy people to come with us. I like the realistic
idea. When we keep the footprint, it makes it much easier. Be aggressive in
term of design. Push the model of cluster, but make a good design. I find the
reference in Ghana very interesting. Talk with Lucas about price. You should
collaborate with Keiti.
Housing and greenery
Why did you only work with one building.
There is chaos, but there is a system for the chaos, there are clusters. But,
they are not that clear. Do you have one cluster or do you have three clusters?
How would the demolition work? It’s safe to find a logic of clusters. I did not
really understand the logic of the clusters. Urban agriculture, it will mean a
lot of weight.
You should collaborate with Fernando. Think
of climate, light and ventilation.
Michenzani has traumatized the people. They
don’t want Michenzani. People really like to have their own independency, but
we also have the problem of densification. The two things need to come
together. It easily becomes very expensive when you individualize the
apartments a lot.
